GUEST POST | When you’re moving anywhere, it can be a stressful and difficult time- and it can sometimes feel daunting to think about all the many things that need to be sorted before moving into your first flat or house.

I recently moved into my first flat, moving out of my family home and in with my partner after a long period of long-distance. This was a big step, and at times it felt overwhelming as we prepared for the big move. Even though I moved away to University in a different city a couple of years ago, this was a totally different experience- and one that really taught me a few things that I would do differently if I were to do it again.

Below, I’ve put together 5 ways to prepare for moving into your first ever flat. Whether you’re moving into a furnished flat with your partner, or you’re about to buy your first home, I hope these tips help you prepare for the big move!

1. Buy the essentials
When preparing to move into your first flat, it’s a good idea to make sure you have all the essentials before moving in. Make sure to buy all the basics for your first few days, and avoid that panic when you realise you don’t have any cutlery, or a pan for cooking your food. You don’t need to buy every single thing before you move in, but just having a few of the essentials can help to calm your nerves as you prepare to start out on your own.

2. Maximise your space
If you’re moving into your first flat, chances are you’ll be living in a relatively small space- and it may be smaller than anywhere you’ve lived before! Make sure to learn how to maximise the space you’ve got and choose furniture, products, and decorations that make the most of this space. You want to create a beautiful but tidy living space that works for you and anyone you’re living with.

3. Have fun!
When you’re moving into your first flat, don’t forget to have fun! Preparing to move into your first flat is such a fun and exciting experience, and there’s lots to enjoy about this time in your life. For example, you get to buy homeware essentials, cute decorations, and you might even receive fun moving in gifts all ready for your first night. Even though there’s lots to do, there’s also a lot to look forward to- and when you’ve moved into your flat don’t forget to celebrate this exciting occasion with a toast!

4. Make an inventory
When I moved into my first place, the estate agent’s arranged a full inventory for the flat, and they made sure any damaged furniture was documented for the landlord. But if you don’t receive an inventory for your first flat, make one! You need to make sure you don’t get charged for any damages that aren’t your fault when you eventually move out, and it can never hurt to make a note of everything your property has- whether you’re renting or buying.

5. Save up
When you’re preparing to move into your first flat, it’s a great idea to save up a bit of money. Take it from me, you’ll be spending a lot in your first month! Up front charges such as your deposit will be a one-off, but there’s bound to be unexpected charges as you navigate life on your own and buy bits for your new home. It’s always a good idea to have a bit of money saved up, and avoid any money panic in your first couple of months to give yourself a little leeway. If you’re saving to buy your dream home, you might also thank yourself for having a head-start.

AD| Exams can be stressful at any age, usually because they lead to certain opportunities, such as admission into university or a dream job. A little stress is a good thing because it motivates us to try our best, but sometimes it can become too overwhelming to deal with, leading to various mental health issues. I have teamed up with an international school in London to share some advice on how to cope with exam stress.

EXAM PREPARATION

Make Healthy Lifestyle Choices
You may be tempted to pull some all-nighters to cram in extra revision, but that is not good for your health and will make it harder for you to retain the information and concentrate the next day. The same applies to drinking energy drinks and unhealthy snacks; they’ll give you a temporary high, but this will be followed by a crash in your energy, and you’ll feel irritable. 

With that said, make sure you’re taking care of yourself during exam period. Get enough exercise and sleep (around 8 hours per night), and eat a healthy, balanced diet. A short walk once a day will help clear your head and put you in the right frame of mind to continue studying. If you don’t make healthy lifestyle choices, you may put yourself at risk of getting sick because your immune system will be compromised, and you may have heightened anxiety.

Prepare a Study Schedule
It may sound boring, but preparing a study schedule will help you feel more organised and therefore less stressed in the run-up to your exams. Make sure to include additional study time for the subject areas you are struggling with, because there’s no point in spending equal amounts of time revising topics you’re both ace at and rubbish at, as you’ll start to panic about the more challenging areas.

Take Frequent Breaks
You should include regular breaks in your study sessions because it’s important to relax, stretch, have a snack or socialise so that you don’t go stir crazy. Psychologists say that we can only concentrate for around 30-45 minutes, so set a timer and allow yourself some time away from your desk, even if it’s just for 5 minutes.

Revise with Peers
If you know anyone that will be taking the same exam(s) as you, you should consider studying with them. Research as found that revising with peers is effective because you can help one another, while also providing emotional support, which can help you feel more confident. Quizzing each other and talking through problems can help you retain information.

Believe in Yourself
Set yourself realistic goals and believe in yourself. If you don’t think you’ll be able to get an A*, aim for a B so that you don’t feel as pressured. If you have carried out plenty of revision and have realistic expectations, you should be proud of yourself and how hard you have tried so far. Try and replace negative thoughts about failure with positive ones, such as “No matter what grade I get, I know that I have tried my best and have already come so far”.

Seek Out Support
Don’t be afraid to lean on your loved ones for support. Talk to someone you know will help calm you down, rather than increase your stress levels by putting pressure on you. Parents with steep expectations, for example, probably aren’t the best people to go to for a shoulder to cry on. Other relatives, friends and tutors could be options of people you could speak to for some emotional support.

AD| With the summer holidays just around the corner, many parents are looking for ways to keep their children (and themselves) busy over the break. Just be sure to warm up your muscles before you start. In addition to the physical fitness benefits of swimming, it’s also great for your mental health because it can alleviate stress and help you relax. It may even be an opportunity for you/your children to make new friends.

2. Coding
In a world where technology is rapidly expanding, coding is a fantastic skill for both children and adults to develop. Who knows, it may even lead to some fantastic career options.

3. Photography
Photography is a fantastic hobby because it allows you to find the beauty all around you, no matter how small. This will help you see things in a different light, which can be massively therapeutic and help reduce stress. Taking photos can help you preserve your memories and allows you to explore your creative side. You could even take it one step further and start scrapbooking with the photos you have taken.

4. Astronomy
This is a great hobby for those interested in space, no matter their age, and all you really need is a decent telescope. It’s a fascinating pastime that can help you get to know the night’s sky. Many amateurs have even contributed to important research, but many people like to draw or paint what they have seen at the telescope or take some fantastic photos.

5. Gardening
If you’re looking for a hobby that allows you to get some fresh air, exercise and much needed vitamin D after what seems like an eternity in lockdown, gardening might be a good option. It’s very rewarding because once you take a step back to admire your work, you’ll more than likely be thrilled with the results and have a beautiful space for the family to hang out during the warmer months. It’s also something you can all do together. Head to a garden centre and have a chat with the staff there to get some information on which kinds of flowers and shrubs you should plant at this time of year, or perhaps stick to vegetables as a starting point. If you have no idea what you’re doing, there are plenty of books and online resources that can give you relevant information.

AD - GUEST POST | Around the world the COVID-19 pandemic has had a devastating impact on economies but more importantly families and loved ones. This has resulted in an increase in life insurance applications, as people seek to secure their loved one’s financial stability, whatever the future may hold. 

 

Unfortunately, the emotional stresses and strains of COVID have also contributed to a surge in divorce rates. According, to an article in the Independent¹, UK law firms have experienced a 95% year-on-year increase in divorce-related enquiries. Whilst the BBC² have reported a 34% rise in the sales of basic divorce agreements in the US. In this article we seek to answer the key questions on how divorce impacts life insurance in a post-COVID world?


LIFE INSURANCE

Joint life insurance after a divorce 
In the UK it is estimated that approximately 40% of life insurance policies are joint³. This often makes financial sense as joint cover can be up to 35% cheaper compared with two single policies - after all you are likely to have committed to a joint mortgage, so why not life cover too. However, divorce can present a number of challenges, especially if the break-up is not amicable.

 

Is joint life insurance still valid after divorce?
Yes, as long as the monthly premium payments are maintained and you have not cancelled the policy, then cover will remain in place after a divorce. What’s more, there is no legal obligation to inform your insurer of your change in circumstances, although it can be a good idea.

 

Typically there are three common outcomes for a joint life policy after a break-up;
  • One party takes over responsibility for the policy:
    You will need to come to an agreement with your ex-partner about who should take over the policy. The policy can then be signed over to them through a legal document. They will then take responsibility for the policy and will need to continue making the monthly payments. It is important to understand that not all insurers offer this option, so you will need to check with your provider.
  • The policy is cancelled and both parties’ secure new cover:
    Sometimes it is easier and more logical to simply cancel the joint policy and look to take our new cover. The new policy can then accommodate any changes in your financial obligations as a result of the divorce. One really important consideration is your age at the point of application. The older you are, the more expensive life insurance will be, because the risk you pose and the likelihood of a claim increases. So, if many years have passed since you took out the joint cover it will be more cost-effective to continue that policy, (if possible).
  • Evoke a separation benefit:
    A separation benefit, sometimes referred to as the separation agreement is an option that is included on some joint policies. This option allows you to split the policy into two in the event of a divorce. When using the separation benefit it’s likely you may need to fill out a form for your insurer and you will also need to include evidence of your divorce.

Life insurance beneficiary after divorce
On a joint life insurance policy, it is likely that each party would have named each other as a beneficiary to help protect the family home, household bills and future living costs etc. However, if you have gone through a divorce, you may no longer want your ex-partner to be a named beneficiary from your policy. If you have decided to cancel the joint policy, this will not be a problem as you can take out new cover and name someone else to benefit from your pay out. However, if you have taken over the joint life insurance policy, you will need to contact your insurer who can provide you with information about the process of changing your beneficiary.

 

Is joint life insurance considered marital property?
No, fortunately a life insurance policy is not considered marital property. In the event of a divorce, you and your ex-partner will need to come to a mutual decision about what to do with the policy, otherwise it will simply stay in place until the term elapses.

Individual life insurance policy
If you and your ex-partner have your own individual life insurance policies, then nothing necessarily has to change after the divorce.  Having two individual policies, although meaning you will need to pay two monthly premiums does offer double the coverage. It also is more future proof if the relationship does not stand the test of time. The policy still covers your life, and nothing necessarily needs to change, although you may want to change the beneficiary who benefits from the policy, as mentioned above.

 

TOP TIP - Write your life insurance in trust to avoid 40% inheritance tax 
Whether you are in a relationship or not, writing your life insurance in trust can be a great idea that could save you thousands. By writing your life insurance in trust you sign over the rights of the policy to a trustee/s, much like the executor of a Will. They then administer the proceeds of the pay out on your behalf.

 

The key benefits are by doing this the proceeds of your life insurance avoid forming part of your estate and are therefore not subject to inheritance tax, (40% on anything exceeding £325,000). As a result of the pay out falling outside your estate your loved ones will also not have to wait for probate to be granted, meaning a faster pay-out.

 

That said, if you’ve written your life insurance in trust, but have gone through a divorce this may cause complications. If the policy was written into an absolute trust, it is unlikely you will be able to change the beneficiary on the policy, meaning your ex-spouse is still likely to benefit from your policy. If the policy was written in a flexible or discretionary trust, it’s likely you’ll be able to make the necessary changes to the policy to meet your changing needs.

 

How has COVID impacted life insurance? 

Surprisingly, at the point of writing this article, the COVID-19 pandemic has not impacted life insurance all that much. The cost of premiums have not been inflated, insurers are still paying out on claims and you can still get accepted onto a policy. The main changes have been to the application process. Post pandemic you will now be asked specific COVID-related questions such as, have you ever tested positive for COVID and have you ever been required to self-isolate. Even if you currently have COVID your life insurance application is unlikely to be declined outright. It is much more likely that it will be postponed until you have made a complete recovery.

 

In summary
The last 18 months have been extremely challenging both mentally and emotionally for much of the population. However, having adequate life insurance in place at least means your loved ones will be provisioned for financially if you no longer around to provide. The cost of life insurance can vary wildly between different insurers, so it is always vital to compare multiple quotes. An effective way of doing this free of charge is to use a comparison website or an FCA regulated broker, such as Reassured/Life-insurance.

I’ve always heard many PRs say they will simply go to another blog if they can’t find your details to work with you. PRs won’t spend hours looking for the relevant details, you need to have it clearly displayed.

Affiliate marketing is so important to learn as a blogger. It’s a tool that can help you make lots of money over time. Affiliate marketing is something any blog niche can learn and be successful with. It’s important to remember not to fill your blog with affiliate links, you need to have content that is of value you to reader as well. You shouldn’t promote products or services you don’t’ personally use. You don’t want to lose your user’s trust.

The affiliate marketing process is pretty easy and often looks like this:
· Find products you want to promote
· Sign up to their affiliate marketing program to get a unique link and banners to use

· When someone clicks on the links, they are redirected to the website of the provider

To understand the cost of luxury vinyl flooring you will need to consider several factors. The first and foremost being the current state of your existing floor. Vinyl needs to be laid over a perfectly flat and smooth surface due to its softness. If the subfloor is not level, you are going to incur some extra costs in getting it prepared ahead of installation. 

Also, if your floor is concrete and you are wanting vinyl over it, you need to get a damp-proof membrane applied to it beforehand. Other aspects that will influence the price of vinyl will include the design and intricacy of patterns you look to lay.

Per Metre
The cost of vinyl flooring can range anywhere from £20 to £90 per square metre. Being a varying brand product, some vinyl can sometimes be a little pricier than others. The difference is in the quality of the product and its perfectly replicable designs. Either way, it is still much cheaper than real hardwood and stone, which can be expensive to replace and often does further damage to areas upon removing them and to surrounding sections.

Installation
Installation can be a cost-effective exercise due to its ease in clicking together planks yourself, but if you choose to go with the glue down tile option it is usually recommended to bring a professional on board. If your floor does require levelling, then you are going to incur extra costs. The time it takes to install the flooring can sometimes be a slow process, especially with glue-down tiles which require a special adhesive that will take up to 10 minutes per tile.

If you do choose to install by yourself, extra care will have to be taken to install in line with manufacturers guidelines to not void your warranty. Mistakes can be made but are extremely hard to rectify. One thing you cannot find fault with luxury vinyl flooring is the vast quantity of brands available, from Invictus to Luvanto and beyond, you are not losing out with what you pay for in either choice you make.

AD| Cleaning can be an extremely tiring, never-ending chore that no one really enjoys very much, especially for those with busy lifestyles, young children or messy pets. Over half of UK adults now own a pet, and numbers have been growing throughout 2020 and 2021 so far. In a recent survey from Beko, a staggering 87% of pet owners say their pet has an exceptionally messy trait. This included things such as shedding fur, muddy paws, food spillages or toilet accidents. The survey also found that the weekly cleaning hours in the UK differ between pet owners and non-pet owners; with the national average of 1 hour vs the 4 hour pet owner average. That is a staggering 4 times as long difference to keep their households clean each week!

In light of this, it may be wise to start including some more versatile, multi-use store cupboard products in your home cleaning routine, whether you have a busy lifestyle, young children or messy pets or not! Some of the following products you may already have in your home, but you may not be using them for cleaning purposes and they could help you save money on buying loads of cleaning products to deal with everyday spills and mess. It might just be time to say goodbye to those harsh chemical cleaning products and opt for something more versatile, more natural and more environmentally friendly!

HOUSEHOLD CLEANING

For some cleaning purposes, baking soda works better and is more effective than your typical household soap. It's extremely inexpensive, it makes a great natural cleaning product and you can pick it up whilst doing your weekly shop in the supermarket. Baking soda isn't just for cakes! It's an extremely versatile product and can be used to dissolve dirt and stains, tackle bad odours and cut through grease and grime. 

It might not be the first product you reach for out of your cupboards whilst cleaning, but vinegar makes an incredibly versatile and affordable product that can be used to clean your home. Vinegar's high acidity is what makes it such a good cleaner to use in the home. It's such a great multi-use product, not only delicious on your chips, but it's great at lifting dirty stains, sanitizing surfaces, freshening up laundry, cleaning windows and much much more.

 Lemon juice is another great natural cleaners due to its low pH and antibacterial properties. The natural acidity levels found in lemons are perfect for tackling any dirt or discoloration. Not only is it a natural bleaching agent and stain remover, but it can also act as an odour neutraliser due to it's incredibly uplifting, refreshing and invigorating scent.

Salt isn't just used as a seasoning for cooking. Not only does salt clean exceptionally well, but it also acts as a great deodoriser as well. Salt is a super gentle abrasive, gritty textured products, which is good for scraping away any stains, leftover food crumbs and other dirty residues you may come across in at home. By using salt as an everyday cleaning product, it's an inexpensive and effective way to remove any grease, rust, grime, and stains in the home.
